Are there any bed restrictions for the apartments?

Only 2 people per bedroom are allowed.

Do you have items I can rent?

Storage and WeWork spaces are available to rent.

Are corporate rentals available?

Yes, but they are not furnished. 

Under what circumstance can a landlord terminate your lease?

Upon violation of the lease, the landlord may terminate your lease. 

What happens if I need to move out before my lease expires?

We require a buyout fee of 2 months.

Are there any fees associated with moving in or moving out?

We require a utility setup fee of $20 and a final utility billing fee of $7.

Can the apartment be listed on AirBnB?

No

Can the apartment be sublet?

No

How often is there a rent increase?

There are manual increases.

What leasing options are available?

We offer leasing periods from 3 to 14 months.

What are your application requirements?

We require that your gross income is three times the rent amount.

How much is the security deposit?

Our security deposit can be anywhere between $200 to 2 months' rent.

How much of the security deposit is refundable?

All of it is refundable.

Is there an application fee?

Yes, we require a $75 application fee per adult with a $250 admin fee.

Are there qualifications for applying?

We look at your income, criminal history, and credit history.

Can I apply online?

Yes

What fees/deposits are due upon applying? Moving in?

We require your application and admin fee upon applying and your deposit and prorated rent at move-in.

Do I have to pay first & last month's rent?

No

When is rent due?

Rent is due on the first of the month and late after the 3rd.

How can I pay my rent? What forms of payment are acceptable?

We accept online payments or MoneyGram. 

Is there a late fee for overdue payments? Is there a grace period?

We offer a 3-day grace period. After the 3rd of the month, we incur a $150 late fee to your account.

Is renter's insurance required?

Yes, we require 300,000 liability.

Are utilities included?

No

What costs are not included in the rent?

Internet, package room, pest control, trash, and utility billing fees are not included. 

Are the apartments furnished?

No

What are the hours of the clubhouse?

Monday-Friday: 9:00 a.m. - 6:00 p.m.
The clubhouse is open on weekends by reservation.

What are the hours for the fitness center?

The fitness center is open 24 hours.

What are the hours for the pool?

The pool is open 8:00 a.m. - 10:00 p.m. daily.

What are hours of the leasing office?

Monday-Friday: 9:00 a.m. - 6:00 p.m.
Saturday: 10:00 a.m. - 5:00 p.m.
Sunday 1:00 p.m. - 5:00 p.m.

What property amenities are included?

We included amenities are our heated pool, fitness center, dog park, clubhouse, dog spa, and coffee bar.

Do you offer valet trash service?

Yes

Do you offer recycling?

Do you have free internet/WiFi?

We offer free internet in the clubhouse and leasing office.

What internet service options are available?

We offer Apartnet.

Do you have cable?

How do I get my packages?

We offer a package concierge service.

Are there building quiet hours?

Building quiet hours are 10 p.m. to 8 a.m.

What decorations or changes to the apartment are prohibited?

Decorations and changes are permitted as long as nothing changes the apartment's appearance and there are no holes in the walls.

Can residents put personal grills on their balconies?

No

Are there restrictions for what can be put on balconies or patios?

Yes, you may not put household furniture, grills, or anything offensive on your patio or balcony.

We do not allow smoking in our community.

Do you allow pets? What is the pet policy?

Yes, we allow pets with some breed restrictions.

What is the parking situation?

We provide open parking. We will offer reserved parking in the near future.

What is the proceedure for moving out?

You must schedule a walkthrough, bring your keys to the office, and provide a 60-day notice.

What brand are the kitchen appliances?

They are GE/Whirlpool.

Do you provide washers and dryers?

Yes, all units have washers and dryers.

Do apartments have dishwashers?

Yes

Does the apartment come with a microwave?

Yes

Are stoves gas or electric?

Our stoves are electric.

Do kitchen sinks have a garbage disposal?

Yes

How old are the appliances?

Our appliances are only one year old.
